
Starting 1/20/2025, you will no longer be allowed to submit any Florida files (both tax and mortgage/hoa) with Stealth. We feel it conflicts with our FL Deed Flip program. We have updated the worksheet to reflect this change.
On 1/20/2025, we have updated the chain of title worksheet on the password protected page. Please download and use that worksheet starting immediately. There are 2 changes. We no longer work any Florida files with Stealth as explained above and we now require you to tell us where you obtained your list source that shows the opening bid or foreclosure judgment amount.
If using a 3rd party site to obtain opening bids, make sure the site shows the actual opening bid or foreclosure judgment amount and not an estimated payoff balance. There are not many 3rd party sites that show actual opening bids, so be careful. Any file submitted with suspicious opening bids numbers will not be worked. In the ebook example, we showed Auction.com, because they are very reliable and are set up to get information from foreclosure trustees across the US. Other great sites are foreclosure attorney who are handling the foreclosure sale and paid sites like foreclosure radar.
We will not accept files with suspicious even number minimum or opening bids. Minimum or opening bids ending with 00 or 000 (2 or 3 zeros) will not be accepted. For instance, bids like $1,000, $25,000, $150,000, $258,000 are arbitrary and not a real indication of the debt owed. Also, opening bids that are the same as the original loan amount (for mortgage auction sales) are not real and will not be accepted. It is not possible for the foreclosing loan amount to be exactly the same as the original loan amount.
On File Example #1, the date file reviewed should be 9/7/2024, not 9/7/2025.
You will have to successfully submit 3 total files before you can submit as many as you like (up to 100 per month). The rule is you have to submit 1 at a time correctly and have it accepted until you reach 3 total. After you have 3 total accepted files you can submit as many as you like, up to 100 per month. There are many new researchers making errors (totally okay at first to make mistakes) it only made sense to bring the number down. Thank you for understanding.
How this rule works, you submit your first file and wait to see it on the files being worked list (can take up to 3 business days). Once you see it on the list with your name next to the file, you can submit your second file. You again wait for the file to appear on the list with you name next to it. Follow the same step for the third file. If there are any errors with your file, we will notify you via email of the errors. Kicked back files will not count as accepted file or count towards any of your first 3 files. All accepted files will go on the files being worked list.
When working tax foreclosure sales, make sure they are NOT auctioning off tax lien certificates. You want to make sure the county is auctioning off the physical property. You want to work tax deed sales, not tax lien sales.
We cannot work files where the owner is deceased. There simply is not enough time to open probate to be able to transfer ownership before the auction. If you submit a file, and we find out the owner is deceased, we will not work the file and we will not notify you. We will dead the file out. The only way to verify a deceased owner is to skip trace them through a paid skip trace service like Microbilt or IDI Data. Checking obituaries are helpful to, but not 100% as most people do not have one. You are not required to check, but know we do check and if they are deceased, we will not work the file.
You can turn in up to 100 accepted files per month, without previous special permission.
We will no longer provide monthly updates upon request. Instead we will immediately contact you every time we get one of your files under contract. This will allow us to spend more time working on your files. As always, in the event of a conflict between the ebook and the resources and support pages override.
This is an online form, you will fill out the information, sign and submit to us. This will have to be filled out asap and before we will pay you.

The scheduled auction date must be 2 weeks minimum and 6 weeks maximum from submission date. For example, if todays date is January 1, you can submit files that have auction dates between January 15 to February 12.
The minimum estimated surplus amount is $50,000 and there is no maximum. See the ebook file example for more detailed information on how to factor the estimated surplus amount.
1. Send the file, to paperwork@surplusfundsriches.com - do not use zip files, do not send in links for documents, put the case name(defendant) in the header of the email. Please combine the documents into one attachment. If you don't put the defendant name/case name in the header of the email, we will skip this file submission and get to it later. If this causes you to lose the case to another researcher, that is on you.
We have up to 3 business days to process the file or respond with errors. Our business hours are Monday - Friday, 9:00am to 4:00pm eastern time. All files submitted after business hours, the 3 days start on the next business day. For example, file submitted on Friday at 8:00pm, 3 day window will start Monday at 9:00am since our office is closed weekends. Our office is closed for most major holidays and will not count as a business day. If file is accepted, it will appear in the files being worked list.
2. Minimum case for us to pursue is estimated surplus of $50,000. Take the adjusted estimated value and subtract the total debt owed. If that value is $50,000 and over, you can submit the file. No exceptions!
3. If you complete your case research, and the current owner is a bank, company, corporation, llc or any business entity, we will not accept the file. Trusts are okay only if the trustee of the trust is named.
4. On the worksheet, we need the physical address of the foreclosure. Vacant land is not allowed.
5. Feedback - we will let you know when you get a claimant under contract and have the case set to petition.
6. Put files in order - make sure when you submit files to us, have the worksheet first, followed by the supporting docs (see the step by step example for the doc we require). If your files are not submitted in this manner, we will not work it. You will have to resubmit in correct order.
7. We accept properties that are single family homes, condos, townhomes and mobile homes. No vacant land, commercial or apartments/multifamily. If the property is in poor condition, we will not work the file.
8. We require 1 third party valuation. If you can get zillow, use that. If not, you can use in order -realtor.com and if that is not an option you can use redfin. If you cannot find any of the 3 values online, you cannot submit the file. No exceptions.
9. Check file acceptance dates chart, make sure file falls within parameters we set. Must have a scheduled auction date within the acceptable timeframes.
10. Do not send in files where the property currently listed for sale.
11. If the sole owner or all owners are deceased, we cannot work the file.
12. You have to research mortgages and deeds, liens and judgments are optional.
13. We will work your file up to the auction date only.
14. We pay 30% net commission on successful deals.
15. We will not accept any files from NC, NJ, CO and FL (all file types).
16. Check the files being worked list, if the file is listed, do not send in as we already have it.
17. If the opening bid ends in 00 or 000, we will not accept the file,
